CONDITIONS

1. CONTRACT OF HIRE. The contract of hire shall be between the Holidaymaker and the Property Owner and subject to the Conditions of Hire. The contract of hire is not effective until the Property Owner receives the booking form and deposit.

2. PRICES. All rents are quoted per week - we reserve the right to amend prices without notice for unbooked weeks. Prices will be fixed once the booking has been made.

3. BOOKING A HOLIDAY. Provisional bookings may be made by telephone and a booking form will be sent to you immediately. The provisional booking will be held for 7 days from issue of the booking form. On receipt of booking form and deposit confirmation will be issued. For all bookings a deposit of 40% of total rental is required and until this deposit is received any reservation made is provisional and may be varied or cancelled without notice. Upon payment of the deposit and subject to acceptance of the booking the hirer becomes liable for the balance of the rental. The balance of the rental is due 6 weeks prior to arrival at the property.

4. UNDER 18's. Bookings will not be accepted from persons under the age of 18. We reserve the right to refuse bookings solely at our discretion.

5. PETS. Pets are not allowed.

6. NUMBER OF PERSONS. The number of persons using the holiday property is not to exceed 4 unless prior agreement has been reached. The holidaymaker shall not part with possession of the property or sub-let or share it, except with members of the party shown on the booking form. We reserve the right to refuse entry to a property if the maximum number is exceeded.

7. CHILDREN. The holiday cottage contains potential hazards particularly from the open fire and steep staircase. Children must be kept under close supervision at all times. Children must never be left unattended if the fire is burning.

8. SMOKING. Smoking is allowed downstairs but not upstairs.

9. LINEN. Bed linen, bath mats and tea towels are provided free of charge but guests should provide their own towels.

10. ELECTRICITY AND HEATING. There is no additional charge for solid fuel, electricity and central heating.

11. AVAILABILITY. If the property is unavailable on the day stated due to circumstances beyond our control all monies paid will be repaid without question, but no further liability will fall upon ourselves.

12. INFORMATION. The property owner cannot be held responsible for changes to published details. We have done our best to ensure that the information given is accurate.

13. CANCELLATION. In the case of cancellation more than 56 days prior to the booked date the amount payable is your deposit of 40% of the full rent.

For later cancellation the amount payable is:

  • 29-56 days 50% of full cost
  • 15-28 days 75% of full cost
  • 1-14 days 90% of full cost
  • On arrival date or later Total cost

The holidaymaker may wish to organise his or her own cancellation insurance to protect against unforeseen circumstances.

14. SECURITY. We cannot guarantee the security of your vehicles or personal possessions whilst within the curtilage of the property and we cannot be held liable for loss or damage thereto, from any cause whatsoever.

15. ACCESS. The property owner or his/her representative shall be allowed access to the property at any reasonable time during your stay.

16. CARE OF PROPERTY. A condition of acceptance of any booking is that the holidaymaker will take good care of the property and its contents. Holidaymakers will be liable for breakages caused during their occupation, and will be expected to leave the property (particularly kitchen utensils and appliances) clean and tidy.

17. KEYS. The holiday cottages will be available by 3.00 pm on the day of arrival. You are requested to vacate the property by 10.00 am on the day of departure.

Please note that prices include all linen except towels, all gas, electricity and logs for the fire.
